What are precaution when buying any land in Bihar .
1. Land History
Check the land history that how the seller got this Plot .
if he got by Registry then see the registry paper and read carefully..
if he got by khandhani then demand the Khatiyan , Batwara and try to get information by neighbors or villagers
Take a map of that plot and then match it the plot number of khatiyan.
2. Type of Land .
There are 4 types of land according to ownership.
1. Bakast land
2. Raiyati Land
3. Gair Majarua Aam Land
4. Gair Majrua Malik Land
5. Gair Majura Khas Land
so care full while buying any plot or land . The best land is Raiyati and second is Bakast . do not buy
Gair Majarua Aam Land ,, Gair Majrua Malik Land ,, Gair Majura Khas Land
3. Land Revenue Receipt
Always take a copy of land revenue receipt of the plot which you are going to buy .
Always see that khata number is written in the receipt because if it not written then at time mutation you will face major problem .
Meet to rajaswa karamchari to confirm the jamabandi number and see the jamabandi register that the corresponding khata number is written or not.
BE CAREFULL FRAUDERS ARE MOVING.
i have already buy gair mazarua aam land in 1985.which is confirmed in mutation, and i have got rent receipt also. tell me how i can entered that land into new survey khatian in this land survey 2013.

Is Gair Majura Khas Land buyable or not. If yes what is the procedure and rules. Please let me know.
