These precaution will give you a easy mutation process. 1. Always mention the jamabandi number , receipt number  and date of  land revenue receipt relative to  plot in your Deed paper . 2. Always write the full detail with his voter ID number or UID no.  by which the seller obtained the land. 3. What are precaution when buying any land in Bihar .

1. Land History Check the land history that how the seller got this Plot . if he got by Registry then see the registry paper and read carefully.. if he got by khandhani then demand the Khatiyan , Batwara and try to get information by neighbors or villagers Take a map of that plot and then match it the plot number of khatiyan. 2.  Type of  Land . There are 4 types of land according to ownership. 1. Bakast land 2. Raiyati Land 3. Gair Majarua Aam Land 4. Gair Majrua Malik Land 5. Gair Majura Khas Land so care full while buying any plot or land . Khatiyan can available to State record room , district record room , circle record room .
